The Woodlands is master planned and heavily wooded, with mature tree canopy shading most lots across Panther Creek, Alden Bridge, Cochran’s Crossing and Sterling Ridge. That shade traps humidity around attics and crawl spaces with limited airflow. Homes here range from 1970s originals to recent builds, and both usually have ductwork sitting in an unsealed attic.
Shade is genuinely helpful for cooling load and genuinely unhelpful for drying. An attic under heavy canopy never gets the solar heat that would otherwise drive moisture back out, so whatever gets in tends to stay, and it shows on the sheathing and around the ridge long before anyone connects it to the insulation. Ventilating harder usually pulls in more humid air rather than less.
On the older village homes the original attic material has settled and the ductwork has been worked on more than once. On the newer builds the insulation reads fine on paper and the ducts are still sitting outside the envelope. Different starting points, but in most cases the same fix, which is sealing the roof deck and bringing the mechanical system inside conditioned space.
