What Spring Homes Need

Spring and Klein mix 1970s and 80s homes off Kuykendahl and Louetta with newer construction toward the Grand Parkway. The older stock usually has compacted insulation, a leaky ceiling plane and patched ductwork. We remove what has failed, seal the plane, then reinsulate, and the house behaves like a different building.

The giveaway in an older Spring attic is depth that looks fine from the hatch and disappears once you walk it. Blown fibreglass and cellulose settle, get pushed aside by every trade that has been up there since, and end up thinnest over exactly the rooms people complain about. Batt between the joists from that era is usually gapped and hanging rather than in contact with the ceiling.

The other half of the job is the ductwork. Flex duct of that age has normally been repaired at some point with tape that let go years ago, so cooled air is being dumped into a space that runs well over a hundred degrees in August. We photograph what we find, tell you whether the ducts need attention before the insulation is worth doing, and price the two separately so you can decide the order.
