Galveston is barrier island living: salt air, storm exposure and homes that are frequently elevated on piers rather than sitting on a slab. That changes the insulation approach, since closed cell foam’s water resistance and structural bonding matter here more than almost anywhere else we work. We cover the island and the mainland side toward Texas City and League City.
An elevated house has an exposed floor system, and that changes where the work happens. The underside is open to salt air and wind driven rain, so the assembly has to resist water rather than simply slow heat down. Closed cell foam applied to the floor from below seals it and adds rigidity, and it does not hold moisture the way batt between the joists will once it gets wet.
Above the floor the island brings the rest of the coastal problems. Humidity that never really drops, salt working on every fastener and metal surface it can reach, and attics built for a milder duty than they get out here. We inspect the floor system, the attic and the envelope together, because on a pier home fixing one of the three and leaving the other two rarely settles the building down.
