New insulation is only as good as the surface it is installed against. If what is already up there is wet, compacted, rodent damaged or contaminated, covering it does not solve the problem, it seals the problem in and puts your money on top of it. Removal is unglamorous work and it is frequently the most important part of the job.
When removal is necessary
Not every attic needs stripping. Plenty of homes have material that is dry, undisturbed and simply thin, and in those cases adding depth or air sealing the ceiling plane is the better use of your budget. We will tell you when that is the case. Removal becomes necessary when one of the following is true.
Rodent and pest activity
Rats, mice, squirrels and birds nest in insulation because it is warm, soft and undisturbed. What they leave behind is droppings, urine, nesting material and, frequently, carcasses. Urine saturates the material and does not evaporate away, and the smell you notice in the house is that material off gassing through every gap in your ceiling. This is a health matter, not an aesthetic one, and no amount of new insulation laid on top will contain it.
Water damage
A roof leak, a burst supply line, a failed water heater in the attic or storm intrusion all soak the insulation below. Fibreglass that has been wet loses its loft permanently and never recovers its R value. Cellulose absorbs water, compacts into a dense mat and holds moisture against the framing for a very long time afterwards. Either way, wet material is now a liability sitting on your ceiling.
Mould growth
Where there has been sustained moisture there is often mould, on the material itself or on the decking and framing above it. Removal exposes the extent of it so it can be treated properly. Insulating over active mould guarantees you will be dealing with it again, and at that point it will be behind a layer of foam.
Smoke and fire damage
Insulation absorbs smoke and holds the smell indefinitely. After any fire, even a small contained one, the affected material has to come out as part of the restoration or the odour keeps returning to the house.
Age and settling
Loose fill settles. Blown fibreglass and cellulose installed decades ago may now be at a fraction of their original depth, drifted away from the perimeter, and flattened along every path someone has walked to service equipment. At that point it is not performing and it is in the way.
You are converting to a conditioned attic
When we spray the roof deck to bring the attic inside the envelope, insulation sitting on the attic floor is usually removed. It is no longer doing anything useful in the new assembly and leaving it complicates future access. See attic insulation.
How we do it
- Inspect and scope. We go up, establish what the material is, how much there is, what has contaminated it and what condition the decking and framing are in underneath. You get photographs.
- Protect the house. Containment at the access point, floor and stair protection along the route, and plastic over anything in the path. The debris does not travel through your living space.
- Crew protection. Respirators and disposable suits, changed as needed. Contaminated insulation is genuinely unpleasant material and it is treated as such.
- Vacuum extraction. Loose fill is removed with a commercial insulation vacuum running a hose from the attic to a sealed collection bag at the truck. The material never enters the house.
- Hand removal. Batt is bagged by hand in the attic and carried out sealed. Anything stapled or fixed is cut free rather than dragged.
- Clean down. Droppings and debris cleared from between the joists, then the deck and framing sanitised where contamination was present.
- Disposal. Everything leaves with us the same day. It does not sit in bags on your driveway waiting for a second trip.
- Inspection walkthrough. You see the bare structure and we discuss what we found before quoting the replacement.
What we find underneath
The bare deck is where the honest information lives, and it is often the first time anyone has seen it in decades. Common findings:
- Active or historic roof leaks, visible as staining on the underside of the decking
- Bath fans venting into the attic instead of through the roof
- Disconnected duct runs that have been blowing conditioned air into the attic, sometimes for years
- Open chases and top plate penetrations running straight down into wall cavities
- Unrated recessed lights buried under insulation
- Old knob and tube wiring that should never have been covered
- The actual point of entry the rodents were using, which is the thing that has to be closed or the problem returns
We photograph all of it and include it with the proposal. Several of these are cheap fixes while the attic is empty and expensive ones afterwards, so it is worth handling them in the same window.
Why doing it properly matters
Removal looks like a job anyone with a shop vacuum could do, and that is exactly why it is done badly so often. The failures are consistent and expensive.
Contamination spread through the house. Without containment at the access point and a sealed extraction route, you redistribute the material you were trying to remove into the living space below. Dry rodent droppings break up into airborne dust very easily.
Partial removal. Material left in the difficult corners, behind ductwork and at the eaves is exactly where contamination concentrates, because those are the undisturbed spots the animals preferred.
No sanitising step. Removing the material removes the bulk of the problem but not the residue on the joists and decking. Skipping this leaves the smell.
Entry points left open. If the hole the rodents used is still there, you have paid to clean an attic that will be reoccupied.
Ceiling damage. Attic joists are not a floor. A crew that is careless about where it puts its weight will put a foot through your ceiling, and that becomes your repair.
Removal and pest control
To be clear about scope: we remove and dispose of contaminated insulation and sanitise the surfaces underneath. We are not a pest control company. If there is an active infestation, it needs to be dealt with by a licensed pest control operator, and the exclusion work that closes the entry points needs to happen too.
The sensible sequence is pest control first, exclusion second, removal and sanitising third, new insulation last. Doing removal before the animals are gone means doing it twice. We will happily coordinate timing with whoever you use.
What happens next
An empty, clean attic is the best opportunity you will get to fix the ceiling plane properly. Whatever goes back in, the air sealing done at this stage is what determines how well it performs.
Most homes go one of two ways. Either the roof deck gets sprayed and the attic is brought inside the conditioned envelope, usually with open cell foam, or the ceiling plane is air sealed and re insulated, often with blown fibreglass where the budget calls for it. Which one suits your house depends mostly on where your ductwork runs.
What drives the price
- Square footage and depth of material to be removed
- Material type. Loose fill vacuums out. Batt is slower because it is handled piece by piece.
- Contamination level, which drives how much protective equipment and sanitising is required
- Access. A generous pull down stair in a hallway is a different job from a small closet hatch
- Attic height and obstruction. Low clearance and heavy ductwork slow everything down
- Disposal volume, since contaminated material has to be handled correctly
Where removal and new insulation are quoted together, the mobilisation is shared and the combined price is better than doing them as separate visits.
The health case for removal
Most homeowners book removal because of a smell or because they are re insulating anyway. The stronger argument is usually air quality, and it is worth understanding why.
Your attic is not sealed off from your living space, however much it looks like it is. Every recessed light, every top plate, every plumbing stack and every wire penetration is a path. Warm air rises and leaves the house through those paths, and air leaving at the top has to be replaced by air drawn in lower down. That movement is continuous, and it means the attic is part of the air you breathe rather than a separate box above it.
So when insulation is holding rodent urine, droppings, mould spores or smoke residue, that material is not sitting inertly overhead. Dust from it is being drawn through the ceiling plane into the house whenever the pressure difference goes the right way, which in practice is most of the time. Families with allergy or asthma sufferers often report the clearest improvement after removal, and that is the mechanism.
This is also why the sanitising step matters as much as the extraction. Taking the bulk material out while leaving residue on the joists deals with the volume but not the source.
Removal in commercial buildings
The same work applies at scale in warehouses, restaurants, retail units and multi family buildings, with a few differences worth flagging.
- Scheduling around operations. We stage by bay or by area, and we will work outside trading hours where the site requires it.
- Failed batt in metal buildings. Vinyl faced batt hung under a metal roof eventually sags, tears and drops. Once it has been wetted repeatedly by condensation it has to come out rather than being patched.
- Food premises. Restaurants and kitchens have containment and hygiene requirements that go beyond a residential job, and the sequencing has to be agreed with you in advance.
- Access and lifts. High bay work needs equipment, and that belongs in the quote rather than appearing as a surprise.

Frequently asked questions
Do I need to leave the house during removal?
Usually not. The work is contained at the attic access and the material is extracted to the truck without travelling through the living space. If contamination is heavy we will tell you in advance whether we would prefer the house empty for the day.
How long does it take?
Most residential attics are half a day to a full day depending on square footage, material type and access. Heavy contamination or difficult access can extend that, and the estimate states the expected schedule.
Can I just add new insulation on top instead?
If the existing material is dry, clean and simply thin, yes, and we will say so. If it is wet, compacted or contaminated, adding on top traps the problem and wastes the new material.
Will the smell go away?
Removing the saturated material and sanitising the surfaces underneath deals with the source. What it does not fix is an ongoing problem, so if animals are still getting in, the smell comes back.
Do you handle asbestos or vermiculite?
No. Vermiculite insulation may contain asbestos and is regulated work requiring a licensed abatement contractor. If we suspect it during inspection we stop and tell you rather than disturbing it.
What do you do with the old insulation?
It is bagged, loaded and taken away the same day, and disposed of appropriately for the contamination involved. It does not sit on your property.
Will you seal the holes the rodents used?
We identify and photograph entry points as part of the inspection. Exclusion work is properly the domain of a pest control operator, and we will coordinate with yours so the sequence works.
Is it worth removing insulation that is only a bit thin?
Often not. If it is clean and dry, air sealing the ceiling and adding depth is usually the better spend. We would rather sell you the smaller job that is correct.
